POSITION SUMMARY:

The Sr. Analyst will play a key role in the continued growth of Saban Real Estate’s Manufactured Housing (MH) investment platform, with a focus on manufactured housing communities (MHCs) and related housing assets. The role will support the acquisitions team in evaluating and executing new investment opportunities, including acquisitions, recapitalizations, and value-add investments within the manufactured housing sector.

The Sr. Analyst will be responsible for building and maintaining detailed financial models, conducting market and asset-level analysis, coordinating due diligence, and preparing investment memoranda and supporting materials for internal investment committee presentations. The position will work closely with acquisitions, asset management, property management, and capital markets teams to assess investment opportunities, refine underwriting assumptions, and support transaction execution from initial screening through closing.

The ideal candidate will have strong analytical and financial modeling capabilities, experience evaluating cash-flowing real estate investments, and a demonstrated interest in real estate private equity and institutional real estate investing.

This position is based in Los Angeles, CA and follows a hybrid schedule with employees working in the office two days per week. Travel may be required for property tours, due diligence activities, and meetings with partners, lenders, and operating teams.

ESSENTIAL DUTIES:

  • Underwrite manufactured housing community acquisitions and related housing investments using detailed Excel-based financial models, including lot rent growth, utility recovery structures, home sales programs, capital expenditures, and expense normalization.
  • Conduct in-depth market and submarket analysis specific to manufactured housing, including supply constraints, zoning and entitlement considerations, demographic trends, affordability metrics, and competitive community positioning.
  • Perform due diligence for MH transactions, including review and analysis of rent rolls, utility billing systems, home ownership vs. rental mix, infrastructure condition (roads, utilities, septic/water), and regulatory compliance.
  • Coordinate and analyze third-party reports such as appraisals, property condition assessments, environmental reports, surveys, title reports and utility studies.
  • Support negotiation, due diligence, and closing activities by preparing transaction materials (Letters of Intent), reviewing purchase and sale agreements, and coordinating with brokers, legal counsel, lenders, property managers, and escrow agents.
  • Demonstrate ownership and accountability for underwriting assumptions, diligence findings, and investment recommendations for each potential transaction.
  • Prepare comprehensive investment memoranda and supporting materials for internal investment committee presentations, with a clear articulation of manufactured housing–specific risks and return drivers.
  • Monitor and report on manufactured housing market trends, including rent growth, operating expenses, capital markets activity, regulatory changes, and competitor behavior.
  • Assist in evaluating and executing capital markets transactions related to MH assets, including acquisition financing, refinancings, supplemental loans, and equity structures.
  • Collaborate with asset management to transition closed acquisitions, support business plan execution, and refine underwriting assumptions based on operating performance.
  • Contribute to meeting acquisition team timelines and internal/external deadlines across multiple transactions.

REQUIREMENTS:

  • 2–5 years of experience in real estate acquisitions, real estate finance, investment banking, or principal investing, with direct experience in manufactured housing communities strongly preferred.
  • Bachelor’s degree in finance, business, accounting, real estate, or a related field.
  • Strong financial modeling and analytical skills, with advanced proficiency in Excel; experience underwriting cash-flowing real estate assets required.
  • Familiarity with, or the ability to quickly develop proficiency in, manufactured housing–specific metrics such as lot rent, utility reimbursement, home sales programs, infill strategies, and infrastructure capex.
  • Experience reviewing operating statements, rent rolls, and due diligence materials for MH or other residential real estate asset classes.
  • Ability to communicate complex analyses clearly and concisely through written materials and presentations.
  • Strong organizational skills with the ability to manage multiple transactions simultaneously and meet tight deadlines.
  • Collaborative, team-oriented mindset with the ability to work effectively across acquisitions, asset management, property management, and capital markets teams.
  • Proficiency with Microsoft Office; experience with ARGUS or similar real estate software is a plus.
  • Willingness to travel as required for property tours, due diligence, and meetings.
